The Storefront Runs Itself

A bilingual land-listings site where a new property goes from MLS sheet to published page in under two minutes.

Terra Prime Lots · Real Estate Website

A bilingual (English/Spanish) real-estate listing website where property listings update automatically through Airtable and Zapier. A companion tool extracts property details from MLS sheets and drafts near-complete listings — cutting upload time from 30 minutes to under two.

Mail Engine Returns on Spend

Weeks of manual list-building, replaced by a pipeline that runs in minutes.

Automated Mailing System · Data Engineering

An automated system that generates targeted mailing lists for a real estate land acquisition company. Replaced a slow manual process that took weeks with one that runs in minutes. Within the first batch of mailers, it pulled in 6x return on mailing costs and landed 24 signed contracts across 6 regions — all from a $27K spend that projected to $169K in profit.

Route Planning Drops From 20 Minutes to Two

Google Maps has no concept of a ‘busy intersection.’ OpenStreetMap knows where every traffic light is.

Field Route Generator · Geographic Marketing Logistics

Field teams place roadside signage along driving routes — and planning each route by hand took about twenty minutes in Google Maps, with no memory of where signs already were. This tool plans a full-day tour that visits every selected property, mining OpenStreetMap for the intersections where drivers actually stop, and exports the day as a chain of shareable map links. Three routing algorithms failed before the fix: reverse-engineering the field crew’s real hand-built routes into the model. Route memory keeps new tours clear of recent placements — and the whole thing was planned, built, and shipped solo in a day with an AI-assisted workflow.

A Back Office in Every Vendor’s Pocket

Contracts, invoices, and bookings for Philippine event vendors — with AI doing the data entry.

Momento · Event Management App

A mobile app for Philippine event vendors — photographers, caterers, coordinators — to run their business. Scan a client chat screenshot and it auto-fills event details using AI. Generate contracts, invoices, and quotations as PDFs, sync with your phone calendar, and manage clients in one place.

Lab Borrowing Leaves the Spreadsheet

Requests, approvals, and returns in one system for a university health-sciences laboratory.

CHS Inventory System · Lab Equipment Management

A web app built for a university’s College of Health Sciences to manage lab equipment borrowing. Students submit requests, instructors approve them, admins track everything. Replaced a Google Sheets and Forms setup that was hard to maintain.

Xier Gabriel Mangunay

Software engineer, systems builder, and the person behind every byline in this edition.

I'm a software engineer from the Philippines. I build production systems that replace manual work: automated data pipelines, internal tools, mobile apps, and web platforms with real users behind them.

Since January 2026, I've run marketing and systems for a US land-investment firm while also operating as its entire engineering department. I plan, build, deploy, and maintain the full path from business problem to working software.

“I turn manual work into working software.”

Operating procedure

How I Work

Start with the operation, finish with evidence that the new system is better.

  1. 01

    Investigate

Observe the real workflow, find the repeated friction, and define the constraint worth removing.

  2. 02

    Map the system

Turn loose steps into data, rules, handoffs, and one measurable outcome.

  3. 03

    Build

Ship the complete path—from interface to automation and deployment—while keeping infrastructure lean.

  4. 04

    Measure

Watch time, revenue, errors, and real usage; then tighten the system around what the evidence says.
